One of the core values of the Ivy P3 Group (“IPG”) is the ability to determine the most efficient path forward to getting from conceptualization to a successful funding. Combined with our expertise in capital raising, alternative financial structure and pre-development services, our research and development acumen will assist the project parties in answering the two primary questions for these types of projects:
- Where is the equity coming from?
- If there is no equity source, where are the pre-development funds generated from?
- Study financial markets to ascertain financial options for the Project
- Review local and/or regional hotel performance metrics through public and private data sources (STR, HVS, CBRE, etc.)
- Review demand drivers, including corporate activity, public needs, future development activity, etc.
- Review competitive set to assist in determine what product type might work best for the proposed project
- Review and recommend potential financing options for consideration
- Negotiate with public partner for a robust incentive package (State, Local, etc.) for the Project
- Engage in at-length discussions with public leadership to describe the aspects and structure of the proposed structure and partnership
- Negotiate, on behalf of respective project partners, the terms of certain documentation
- Interview design and construction-related professional firms, including:
- Architect
- General Contractor
- Developer
- Operator
- Civil Engineer
- Interview law firms for necessary involvement and role(s)
- Interview financial firms for involvement and additional analyses
- Create schedule of events from start to finish to achieve a successful funding
