Ivy P3 Group’s capabilities and expertise to act as the Asset Manager, performing certain oversight and other services for the Hotel owner(s) pursuant to the Owner’s goals and objectives, lender requirements and documentation, include the following:
- Monitoring compliance with tax and financial covenants of Borrower, including communications with Trustee and Issuer
- Monitoring compliance with Bond Documents and Borrower Documents
- Oversee appropriate books and records relating to the bonds and the operation of the Hotel
- Evaluating performance of independent managers and consultants
- Active participation in the preparation and final approval of annual operating budget and operating plans for the Hotel
- Monitoring compliance with annual budget and operating plans
- Review and approval of third-party contracts
- Review monthly Manager operational reports
- Recommendation of independent auditor to prepare the annual financial audits of the Hotel and overseeing the preparation of such audits
- Engaging and overseeing the activities of an insurance consultant to ensure the maintenance of all required insurance under Bond Documents
- Assisting with all necessary continuing disclosure documents and annual certifications required in connection with the bonds
- Assisting with any information that is required to be sent to investors outside of the continuing disclosure above
